A large, comfortable and perfectly maintained villa, in a flower-filled park complemented by an olive grove and a pine forest, as well as a beautiful swimming pool. The property is tucked away in a private estate in complete tranquillity just outside Callian, in the heart of the picturesque villages of Haut Var that provide authentic Provencal charm. Rural roads lead you to the mountain 40 km away, the Saint Cassien lake is 13 km away, Mandelieu and the Mediterranean beaches are 30 km away, and Fayence is 10 km away. The renowned Terre Blanche golf course and the gliding centre at Fayence are at about 10 km distance. A small paradise for numerous touristic and varied sporting activities in the open air.

The large enclosed plot offers ample shade under the trees and the sun umbrellas, as well as a areas that are beautifully exposed to the sun. The furniture is of good quality, a large table is located under the shade of an awning. Comfortable loungers and a gas barbecue are available. The large swimming pool bordered by a beautiful flowered patio area is well protected from onlookers. A table tennis table, spaces for pétanque and a large enclosed parking area complete the facilities.

The entrance to the villa opens directly onto a pretty entrance hall. This has leading off it on the left a separate WC, a storage-laundry room and a kitchen. Access to the large 75 m2 living space is opposite the entrance. It is made up of an open kitchen with an eating area and a flat-screen TV, a dining room, and a beautiful and very welcoming lounge with flat-screen TV, all of which are adjoining. This area is all very bright and opens up onto the swimming pool and terrace. A bedroom with a double bed and flat-screen TV, and private adjoining shower room are located on the right of the hall.
Stairs lead up to a corridor which has three further rooms leading off it, as well as a bathroom with bath, shower, double sink and a separate WC. One bedroom is made up of two single beds and a desk, and the second one has a double bed, a desk and a flat-screen TV. The last bedroom has a double bed. Two supplementary single beds, as well as a cot, are also available and can be placed if required in the most spacious bedrooms.
