You will be delighted by this villa, located between Cessenon-sur-Orb (5 km) and Murviel-lès-Béziers (3 km), with its spacious living area. The huge swimming pool, the Jacuzzi room and the first floor dormitory, especially dedicated to children, should also be mentioned, as well as the independent studio. The property is 500 m from the coastal river Orb, which rises in the Aveyron and flows into the Mediterranean at the seaside resort of Valras-Plage (30 km). Right here you can spend a "nature" holiday with many activities: Canoeing, swimming, fishing in the river, near the property, which here forms a large basin about 1.50 m deep, as well as hiking or cycling.... Between the sea and the mountains, Roquebrun (14 km) with its microclimate called "Le Petit Nice" is interesting for tourists, as is the medieval village of Olargues (34 km).

The private park is partially enclosed, except the side by the hill above the swimming pool, and has space for 5 cars. The summer kitchen with sink, induction hob, dishwasher, and large built-in barbecue with pizza oven and the eating area will allow you to spend most of your holiday outside with a view of the swimming pool, which is enclosed by a glass barrier. The swimming pool is exceptionally big. It has a large shelf of 1.20m deep and 4m deep by the diving platform. A table tennis table and a pétanque strip will enliven your evenings. You can also enjoy the tiled terrace next to the goldfish pond, which looks into the large living room.

The entrance hall leads to a large lounge/dining room with fireplace, a spacious kitchen with quality electrical appliances, as well as a lounge with TV and a bedroom with double bed and integrated bathroom with WC. The corridor on the right of the hall leads to separate WC and a bedroom with double bed with an adjoining shower room. Following on from it, another corridor leads to a bedroom with a double bed, and going down three steps, the shower room with WC serves the bedroom and can also be entered from the Jacuzzi room, which has an exit leading to the outside. The first door on the right from the entrance houses the laundry room and the staircase which leads upstairs where there is a games room with table football, a sofa and adjoining shower room, and the immense bedroom with 6 single beds. A shower room with 3 wash basins and a separate WC completes the layout. The studio, furnished with a sofa and a TV is next to the villa and has independent access from outside. It includes a kitchen area with a sink, two-plate electric hob and a fridge; a shower room with WC and a mezzanine with 2 single beds. All the bedrooms are air conditioned.
